What are home measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a measurement service?

Real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from various sources, and occasionally go unverified — meaning you may be paying for more square footage than you have! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before disputing what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting your home on the market

A measuring service can ensure that you're paid fair market value for your house. Living space is one of the most important factors potential buyers examine when purchasing a home — but since these values are often estimated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any updating that might have affected square footage).

For agents

To ensure that your client's home sells at a price that accurately reflects market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will be grateful for your eye for detail, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool to attract potential buyers because they can see the layout and characteristics of the house before and after touring.
